Purpose: Locates asbestos-containing materials (ACMs) that could be damaged or disturbed during normal day-to-day occupancy and foreseeable maintenance.
How it works: It is a largely non-intrusive visual inspection, though it involves taking samples of suspect materials for laboratory analysis.
When needed: It helps dutyholders (property managers and owners) fulfill their legal requirements under the Control of Asbestos Regulations 2012 by creating an ongoing Asbestos Register and Management Plan.
Purpose: Mandatory before any structural upgrading, refurbishment work, or demolition takes place.
How it works: Highly intrusive and fully destructive. It is designed to access all hidden areas (e.g., within wall cavities, floorboards, and ceiling spaces) to prevent workers from accidentally exposing themselves to asbestos during heavy construction.
When needed: Required whenever you plan to disturb the fabric of a building. The specific affected area (or the entire building if it is being demolished) must be completely unoccupied during the survey.
Purpose: A periodic follow-up to check the condition of already-identified ACMs in a building.
How it works: A surveyor visually assesses whether the asbestos has deteriorated or been damaged over time and updates your asbestos register.
If you are looking to have a suspected Asbestos product tested but do not require a full survey report we can attend the property to take a sample of the suspected asbestos or and issue a Bulk Sample analysis certificate along with a sample report.
Ideal for possible missed items on previous survey reports or any suspected asbestos materials found during maintenance or any refurbishment work.
Once an Asbestos Management Survey or Asbestos Refurbishment / Demolition Survey has been carried out an Asbestos Report will be produced including.
Asbestos Register: An individual section detailing each Asbestos sample
Asbestos Management Plan: Legislative compliant algorithm which is used to score each asbestos product and how to best manage them.
Sample locations: Detailed images and description of any sampled materials.
Room photos and construction details: A picture of any room or location inspected and also the building materials present in that area
Recommended remedial action: A detailed description on how to manage Asbestos materials or in severe cases, if they need to be removed to safeguard the occupants.
All samples taken are tested by an independant UKAS accredited laboratory., samples are analysed and tested using polarised light microscopy to distinguish between the six asbestos fibre types.
All Laboratory staff are trained to the national recognised British Occupational Hygiene Society (BOHS) proficiency module P401.
